Discover Northern Virginia

A Complete Information Resource on Fairfax, Loudoun and Prince William County, Virginia Real Estate

There is always one Realtor whose name you recognize year after year from the top of the list of best selling agents, who earns the top production service awards as a matter of routine, who is always out there setting records for listings and sales.

Locally, that agent is Spencer Marker.

He has the right attitude. He's enthusiastic, energetic, trustworthy, organized. He takes pride in his work, he's a leader and, fact is, you'll like him!

With four daughters who depend on him - he gets the job done!

Spencer has assembled a group of hand picked professionals, the SELN4U team. All are life long residents of Northern Virginia. Each is a full time, dedicated professional. Each has earned professional designations and production awards that place them far above the norm. To sellers, this means that you have not just one but 3 Realtors and their staff, working hard to find a buyer for your home. To buyers, this means that you get the services of 3 agents, each with an intimate knowledge of the area, current inventory and homes that are not even on the market yet.

For both buyers and sellers, you get 72 hours in each day, 21 days a week, 1095 days a year.

"We believe that the best way to maintain a winning track record is to consistently provide more effective customer service. We have a simple philosophy - your priorities become our priorities. We take the time to understand your needs and to focus on them clearly. We take all of our resources to work and provide a level of service that you will find unequaled."

Some people call this a winning attitude. We call it business as usual!

It will be the best move you ever make!

Real Estate Tips
Closing or Settlement >Walk Through Woes

Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.

Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.
