Centre Ridge Single Family Home Activity

January & February were slow in the single-family home sector, as 1 was listed each month and 1 came under contract each month.  That is one less than what sold in the same time frame in 2015. The townhome market did better, with 4 being listed and 2 coming under contract in January and 6 listed and 6 coming under contract in February. There are 9 townhomes currently in under contract status, coming under contract in an average of 31 days on market, listed at an average LIST price of $376,789. There is only 1 townhome currently listed at a LIST price of $429,900.  Currently, there are 2 End Units with garages in under contract status, listed at an average LIST price of $387,450 and 1 is currently active, listed at $429,900.  There are 2 End Units without a garage in under contract status, listed at an average LIST Price of $384,000 and none currently active.  There are 2 non-garage interior units in under contract status, listed at an average LIST price of $324,900.  There are 3 garage interior units in under contract status, listed at an average LIST price of $399,467.  With 6 homes coming under contract and only 1 currently active, that gives us about a 5-day absorption rate, which is just about as good as you can hope for!  I look for more inventory to come on in the month of March and I feel there is some pent-up demand that should absorb most of it.  A lot will depend on the weather of course, as cold temps or snow slow it down dramatically.  I am keeping my fingers crossed that the weather will be good and we can get our market underway!  As our market continues to unfold, I will as usual, keep you informed.  

Single Family Homes

These stats are on Centre Ridge single family homes only. The first section covers what is currently available. I use the square footage analysis and the tax assessment analysis here. I also note the lot size. The main numbers I use from this are average list price per square foot and the ratio of the tax assessment to the list price. It is important to note that the square footage is the number that is reflected in the tax records and may not be accurate. It does NOT include the basement. The Second section notes the homes that are currently under contract. These are the homes that have sold most recently and a good reflection of what is getting offers in the current marketplace. The only new information here is the contract date and the days on the market up until it went under contract. The last section consists of the homes that have actually closed. I note the actual sales price plus any concessions or subsidies assessment to the sales price. This gives us a historical reflection but the under contracts give us the most current price per square foot that buyers are paying.
