April and May were down from March, but overall it was a pretty good month for Centre Ridge.    The townhome sector slowed a bit, from 11 homes coming under contract in March to 9 in April, and only 4 in May.  Still, for the last 90 days, that gives us a total of 24, up from 17 in the same time frame of 2016, and 13 in 2015.  30 townhome sales have already closed this year, at an average NET sales price of $381,262, and 10 are in under contract status at an average LIST price of $377,869.  Only 3 are currently active, and they are listed at an average LIST price of $409,900.  Interior Units with a garage have been the big sellers so far, with 12 having already closed at an average NET sales price of $390,275.  Three are in under contract status, at an average LIST price of $403,297, and 2 are currently active on the market, listed at an average LIST price of $409,900.  Nine NON-Garage, Interior models have closed so far in 2017, at an average NET sales price of $350,411.  Five are currently under contract, at an average LIST price of $354,760, and there are none currently active on the market.  Six End Units with a garage have closed so far this year, at an average NET sales price of $415,000, and one is currently active at $409,900.  Two are currently under contract, at an average LIST price of $397,500.  Three End Unit models without a Garage have closed, at an average NET sales price of $375,500, and none are currently active, nor under contract.  With only 3 active and 4 coming under contract in the last 30 days, we have an absorption rate of under 30 days, which is great! Hoping to see June pick up a bit, so we can make up a little of what we lost in May.  As our market continues to unfold, I will, as usual, keep you informed.

These stats are on Centre Ridge townhomes only. The first section covers what is currently available. I use the square footage analysis and the tax assessment analysis here. I also note the lot size. The main numbers I use from this are average list price per square foot and the ratio of the tax assessment to the list price. It is important to note that the square footage is the number that is reflected in the tax records and may not be accurate. It does NOT include the basement. The Second section notes the homes that are currently under contract. These are the homes that have sold most recently and a good reflection of what is getting offers in the current marketplace. The only new information here is the contract date and the days on the market up until it went under contract. The last section consists of the homes that have actually closed. I note the actual sales price plus any concessions or subsidies assessment to the sales price. This gives us a historical reflection but the under contracts give us the most current price per square foot that buyers are paying.
