April and May were good, but not exceptional months for the neighborhood.  There were 9 homes that came under contract in April and 5 in May.  So, one month up from 7 sales in March and one month down.  With 21 sales for the three months combined, we are below the 25 in 2016, but over the 17 in 2015.  So, pretty much average.  There are 8 homes currently active on the market listed at an average LIST price of $472,806.  Eight are also in Under Contract status at an average LIST price of $499,825.  25 homes have already closed this year, at an average NET sales price of $446,022.  Split Foyer models have been one of the top performers this year, with 7 homes already closed at an average NET sales price of $470,817.  Two are in under contract status at an average LIST price of $427,450, and one is active, listed at $479,900.  Seven Rambler models also have closed so far this year, at an average NET sales price of $376,129.  One is under contract, listed at $474,900 and one is currently on the market at $449,950.  Six colonial models have closed so far this year, at an average NET sales price of $483,333.  Four are currently under contract, listed at an average of $532,200 and 2 are currently active on the market, listed at an average LIST price of $519,900.  Four split level models are currently active, listed at an average LIST price of $453,200.  One is currently under contract, listed at $540,000 and 5 have already closed at an average NET sales price of $464,386.  Hoping to see June pick up a bit, so we can make up some lost ground.  With 8 active listings and 5 coming under contract last month, we have an absorption rate of just under 60 days, which is not bad, but it could be better.  As our market continues to unfold, I will, as usual, keep you informed.
