The last couple of months were good for the neighborhood.  Four homes came under contract in August and 2 in September.  That compares with 3 in September of 2016 and 2 in August of the same year.  YTD there have been 46 homes either already closed or currently under contract.  Last year, we finished the year with 56, so that means 10 homes have to sell between now and the end of the year for us to tie with last year.  Since there have only been 8 sales for that time period in each of the past two years, that may be a stretch goal. I have my fingers crossed, though and will do my part!  There are currently 7 active listings in the neighborhood, listed at an average LIST price of $434,666.  Four homes are currently in Under Contract status, and they sold in an average of 49 days on market, at an average LIST price of $437,437.   Two Split Foyer models are currently active, listed at an average LIST price of $487,500.  Two are currently Under Contract at an average LIST price of $394,950.  Ten have already closed this year at an average NET sales price of $467,199.

There are 2 Split Level models currently active on the market at an average LIST price of $442,500.  One is a handyman special listed at $415,000.  Two are currently Under Contract at an average LIST price of $479,925 and 10 have already closed so far this year at an average NET sales price of $457,723. There is one Colonial model currently active, listed at $439,900 and it has been on the market as of this writing for 27 days.  None are currently under contract, but 12 have already closed this year at an average NET sales price of $490,527.  Two Ramblers are currently listed at an average LIST price of $371,450 and they have been on the market for 52 and 88 days respectively.  None are in Under Contract status, but 9 have already closed this year at an average NET sales price of $393,644.  They were on the market an average of 20 days before they came under contract.
