Country Club/Chalet Woods Activity

January saw a heightened level of activity compared to last year!  7 homes were listed, up from 4 last year and 2 in 2015!  In February, another 7 were listed! There are currently 7 homes active on the market, at an average LIST price of $488,493.  4 homes came under contract in January, up from 2 in 2016 and 3 in 2015 and 5 more came under contract in February.  5 sales in February, with 7 active listings gives us an absorption rate of about 5 weeks, which is pretty strong.  There are currently 10 homes in under contract status at an average LIST price of $411,470.  One of them is a split foyer model listed at $330,000 and there are 3 split foyers currently available at an average LIST price $483,299.  Four split level models are under contract at an average LIST price of $470,9475 and 1 is currently active at $449,500.  One colonial model is under contract, listed at $459,000 and 2 are currently active at an average LIST price of $567,375.  Four of the ramblers are under contract at an average LIST price of $360,950.  One is currently active, listed at $385,000.  I look for more inventory to come on in the month of March and I feel there is some pent-up demand that should absorb most of it.  A lot will depend on the weather of course, as cold temps or snow slow it down dramatically.  I am keeping my fingers crossed that the weather will be good and we can get our market underway!  As our market continues to unfold, I will as usual, keep you informed.
