April and May were basically average months for the neighborhood. Townhomes had 9 sales in May, up from 4 in April, for a total of 22 homes coming under contract in the last 90 days.  That is down from the 33 for the same time period in 2016, but up from 19 in 2015.  Seven townhomes are currently listed at an average LIST price of $398,757.  Eleven are in under contract status, at an average LIST price of $412,308.  26 have already closed this year, at an average NET sales price of $391,265.  Interior units without a garage have been the big seller so far this year, with 9 having already closed at an average NET sales price of $377,489.  Three are in under contract status, at an average LIST price of $417,567, and 2 are currently active at an average LIST price of $402,450.  End Units without a garage are a close second, with 8 sales having already closed at an average NET sales price of $392,375.  Four are in under contract status, at an average LIST price of $397,198, and 3 are currently active, listed at an average LIST price of $387,166.  Five Interior units with a garage have closed so far this year, at an average NET sales price of $402,400.  Two are currently active, listed at an average LIST price of $412,450 and 2 are currently under contract, at an average LIST price of $422,000.  There at 2 end units with a garage currently in under contract status, at an average LIST price of $424,950, and 4 have closed this year, at an average NET sales price of $406,120.  No End Units with a garage are currently active. Hoping to see June pick up a bit, so we can make up some lost ground.  With 7 active listings and 11 coming under contract last month we have an absorption rate of under 30 days which great.   As our market continues to unfold, I will, as usual, keep you informed.
