Centreville, Chantilly and Fairfax County Area Neighborhood Information 

VIRGINIA RUN

Virginia Run is a 1,405 home, master-planned community on 1,200 acres in western Fairfax County, Virginia built in the late 1980's. The average sales price is $618,000 with houses selling from the upper $400's to over $1 million in the exclusive The Ridings at Virginia Run. Nestled within parkland, Virginia Run features traditional, single-family homes on lush one-third to five acre lots.

Children and adults connect with neighbors and nature on interlacing street sidewalks and an extensive trail system which meanders through Virginia Runs common ground and wooded parkland and flowering meadows.

These communities, with the oldest being built in the late 1960's and the most recent in the 1980's offer true small town community charm. The streets are tree-lined and the lots are large and private!  

Average sales price in Country Club and Chalet Woods is $350,000. There are approximately 1,200 homes in the single family community that enjoys award winning Fairfax County Schools Deer Park and Cub Run Elementary, Stone Middle and Westfield High.

SEQUOIA FARM


Sequoia Farm is a lovely single family development featuring 349 homes. The average sale price is $409,000. The homes are conveniently located to I-66, Westfields business center and Dulles Airport. 











LONDON TOWNE

London Towne, with it's many mature trees and open spaces offers the feel of a college campus! the 666 brick townhomes were built in the mid 1960s to early 1970s and offer a variety of floor plans. Tot lots and open spaces abound!

The average sales price in London Towne is $198,000. 








LONDON TOWNE WEST


Located next to London Towne, London Towne West was built in the 1980s and offers 533 townhomes on a wooded site backing to parkland.

The average sales price in London Towne West is $203,000. 


COMPTON VILLAGE

Compton Village is a blend of detached homes, town houses and condominiums on 180 acres of rollng terrain off of Rt. 28 in Centreville, about 2 miles south of I-66 This planned development community offers 549 housing units including 133 single family homes with average sales prices at $549,000 and 400 town-homes whose sales prices average $286,000. There are also 16 condominium units in the neighborhood.

The neighborhood schools are Centreville Elementary, Liberty Middle School and Centreville High School. 

Compton Village has a Community Center and Pool, two tennis courts, a general purpose court, four tot lots, nature trails through wooded areas, and a pond with a gazebo. 


GATE POST ESTATES

Gate Post Estates is a single-family home subdivision located near the western border of Fairfax County off Route 29 and conveniently situated near Interstate 66 and Route 28 corridors. One is immediately charmed by interesting hills and vistas, the spaciousness of its lots, the bike/walk paths along Cub Run.  

The subdivision has two distinct parts: the "original" section located nearest to Rt. 29 and built by former Battlefield Builders, and the newer section "Gate Post Estates (GPE) II" which was built by Richmond American, Ferguson-Flynn, and the Airston Group.  

There are 44 lots in the original section. Gate Post Estates II consists of 150 lots. The average sales price in Gate Post Estates is $520,000. 

The original section does not have a homeowners association, although Gate Post Estates II does. There is a Gate Post Estates Citizens Association which is comprised primarily of the original section's homeowners but is open to membership for all the Gate Post Estates.  


NEWGATE

Newgate is a planned community located in Centreville, Virginia approx. 20 miles west of Washington D.C. Easy access to I - 66 and Routes 28/29. Convenient to Dulles Intl. Airport, "Steven F. Faircrest is a planned community of town, single family and condominium homes conveniently located off of Rt. 29 in Centreville, Virginia. 

The community is one of the newest in Centreville, offering nearly 270 single family homes and over 600 townhomes. The average sales price on the single family homes is $548,000 and the average on the townhomes is $363,000.
There are new homes for sale in the community as well as resales - but all were built in the last 5 years.

The average sale price of single-family homes is $571,000. Children attend Union Mill Elementary School (located in the community), Liberty Middle School and Centreville High School.  

The community offers organized swimming, soccer, baseball, softball, football, and basketball leagues. Other organized activities available to our young residents include Boy Scouts, Girl Scouts, Eagle Scouts, Cub Scouts, and Brownies. Dance classes for young people are available in one of our recreation centers.  

Periodic free tennis clinics are available to both adults and children.

Are you building a custom-designed home on hand picked acreage? An essential step is testing the soil, which will determine the composition of the ground that must provide a stable foundation for your new home.

The soil could have a combination of various conditions and characteristics. It might be fine, silt-laden soil that collapses when it absorbs excessive water, or soil with a high clay content that sucks up water and then expands under a building, causing it to buckle or shift. Such soil is easy to excavate but unstable to build on. It must be replaced in compacted layers until it achieves suitable density to provide a stable foundation for the house.

On the opposite end of the spectrum, your land might sit on a layer of hard rock, which is wonderfully stable, but extremely hard to penetrate. Excavation costs will be higher if your builder has to bring in heavy equipment to dig out the rock. A professional soil report will help your builder determine the best approach to engineering your site.
